Certified Intent is a marketing company. We are not a lender, a mortgage broker, or a bank. We do not originate loans, make credit decisions, issue commitments, or set rates or terms.

What we do is collect the information you choose to give us and connect you with licensed lending partners who may be able to help.

Nothing on this site is an offer of credit or a guarantee that you will be approved for financing. Any loan is subject to the lending partner’s own underwriting, and to terms they set, not us.

The answers you give on the form are self-reported and we take them at face value. Giving inaccurate information may mean we route you to the wrong partner, or that a partner cannot help you.

This site is for investors financing business-purpose property. By submitting the form you represent that any financing you are seeking is primarily for business, commercial, or investment purposes — and not primarily for personal, family, or household purposes.

That distinction matters and is not a formality. Loans made primarily for personal, family, or household use carry consumer protections under federal law, including the Truth in Lending Act and the Real Estate Settlement Procedures Act, that generally do not apply to business-purpose loans. A lending partner will make its own determination of a loan’s purpose, and yours may not qualify as business-purpose regardless of what is entered here.

We do not offer financing for a home you live in. If the property is or will be your primary residence, this is not the right service for you.

This site and everything on it are provided “as is”, without warranties of any kind, whether express or implied, including any implied warranty of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the site will be available without interruption or free of errors.

We are not responsible for what a lending partner does. Once we connect you, any discussion, application, offer, or loan is between you and that partner, on their terms.

To the fullest extent the law allows, Certified Intent will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits, lost business, or lost data, arising from your use of this site — even if we were told such damages were possible.

Some states do not allow the exclusion of certain warranties or the limitation of certain damages. Where that is the case, the exclusions and limitations above apply to you only to the extent permitted, and nothing here removes a right you cannot legally give up.

Submit information only about yourself, and only if it is accurate. Do not submit anyone else’s personal information without their permission, and do not use automated tools to submit the form or to interfere with the site.
